HSA Commercial Real Estate today announced that HARIBO of America, Inc., has executed a 157,656-square-foot, full-building lease at HSA Commercial’s Bristol Highlands Commerce Center, a 68-acre industrial park in Bristol, Wis., near Interstate 94 and the Wisconsin-Illinois border. The deal means the first phase of Bristol Highlands Commerce Center, which was completed in 2020 and includes a larger 472,176-square-foot warehouse, is now 100% leased.
HARIBO, the world’s leading manufacturer of gummi products, plans to occupy the space in first-quarter 2022, using it for distribution of finished product. Located at 9655 136th Ave., the facility will complement HARIBO’s first-ever North American production plant, which is currently under construction just 2 miles away in Pleasant Prairie.
“Utilizing this great warehouse space in Bristol is an exciting first step in HARIBO’s Midwest distribution presence,” said Lauren Triffler, Head of Corporate Communications, HARIBO of America. “This move unlocks a logistics and supply chain capacity expansion that supports our accelerating growth throughout the United States, and it will enable us to serve our customers with speed and efficiency working in tandem with our warehouses on the east and west coast.”
“HARIBO’s growing footprint in southeast Wisconsin is further testament to the global visibility and desirability of the I-94 corridor, which today is widely regarded as a critical link in domestic supply chains,” said Robert Smietana, vice chairman and CEO for HSA Commercial Real Estate. “We are proud to be one of the most active industrial developers in the region, with over 3 million square feet of warehouse space under construction or proposed, as demand continues to outpace supply.”
HSA Commercial broke ground on a third speculative warehouse at Bristol Highlands Commerce Center this summer. Located at 9403 136th Ave., the 447,000-square-foot distribution center is scheduled for completion in early 2022 and features 36-foot clear heights, 73 truck docks and ample parking for employees.
Earlier this year, Visual Pak, a Waukegan, Ill.-based firm providing contract packaging and manufacturing solutions for a variety of well-known food, personal care, automotive and healthcare brands, moved into the 472,176-square-foot warehouse that, together with the HARIBO building, comprises phase one.
Bristol Highlands Commerce Center features a campus-like design that includes generous setbacks, sizable walking paths, an upgraded detention pond, enhanced landscaping and several signage features.
“With the new warehouse ready for delivery early next year, Bristol Highlands continues to serve users in search of well-designed and strategically located warehouse space that can accommodate the rapid growth companies users are experiencing,” said Tim Thompson, executive vice president for HSA Commercial Real Estate.
Whit Heitman, Sam Badger and Jared Paff of CBRE represented HARIBO in the lease transaction. Jeff Hoffman of Cushman & Wakefield | Boerke, and Eric Fischer of Cushman & Wakefield represented ownership.
