Extensive research and analysis on vacancy and absorption trends within the I-88 Corridor led HSA Commercial to develop the Aurora Distribution Center. The Aurora Distribution Center is comprised of two buildings (Phase I being 294,673 square feet and Phase II being 124,897 square feet.) The park is located on a 25.20 acre parcel at Bilter and Church Roads in Aurora, Illinois. HSA leased, then sold the center and later, was awarded the exclusive agency to fully lease Phase II.

Solution
HSA worked with two prospective tenants (an electronics distributor and a logistics firm,) and fully executed two long-term lease deals with both companies to bring Phase II of the DC to full occupancy. HSA Commercial recognized both tenant’s needs for being in a strategic location in relation to drive times and their customer base.

Benefit
Due to HSA recognizing the patterns of development in the I-88 corridor, the Aurora Distribution Center was a great success and welcomed addition to the Kane county region. The Aurora Distribution Center was among one of the first speculative industrial buildings to be constructed in the area since the economic downturn. Both tenants at Phase II were positioned for continuous growth and expansion while utilizing the many benefits and amenities offered at this distribution center.
