Hawthorn Surgical Associates, a subsidiary of Surgical Care Affiliates, LLC wanted to relocate its practice from an outdated facility in Libertyville to a nearby land site in Vernon Hills. Project challenges included tight project schedule due to lease expiration on their current facility, a requirement for physician investment in the real estate, a requirement to obtain a Certificate of Need (“CON”) from the State of Illinois, and site challenges including re-platting and poor soils.
The Solution
Hawthorn Surgical Associates selected HSA|PrimeCare as its development partner to plan, develop and own their new 15,200 square foot state-of-the-art surgery center on a site selected by Hawthorn. Located adjacent to the Westfield Hawthorn Mall in Vernon Hills, the center will feature three surgical suites, one procedure room, and 14 recovery stations. HSA worked with Hawthorn to plan the facility, estimate and allocate costs for the CON application and provide a rent structure that allowed the group to share in the development risk and benefit from cost savings during the development process. During the due diligence process, HSA identified significant soil problems at the site. HSA worked with the site engineers and prospective contractors to devise a cost effective deep foundation solution. HSA coordinated with the village of Vernon Hills and the existing land owners through an extensive re-platting process. At the request of Hawthorn, HSA provided physicians with a joint venture ownership opportunity in the real estate. The project broke ground in March 2013 and is scheduled for completion in the 1st Quarter of 2014.
