HSA Commercial Real Estate represented Midwest Warehouse in the leasing of a 604,500-square-foot industrial warehouse located at 1200 Orchard Gateway in Aurora, Illinois. Midwest needed a location to meet the needs of clients in search of finding a regional distribution location for their business. The new warehouse sits on 32.59 acres of land, including offsite detention. Features of this warehouse included: 32′ clear heights, 60 (expandable to 112) truck dock doors, 4 drive-in doors, motion sensor lighting, 300 car parking and ample trailer parking.
Solution
The Class A industrial warehouse building at 1200 Orchard Gateway in Kane County met the needs of Midwest Warehouse. The building was newly constructed and 2014 and with it’s location being along I-88 and the interchange at Orchard Road, it was an easy decision to take over this facility.

Midwest Warehouse continues to seek out warehouse facilities that will meet the demands of its customers and clients. Ease of accessibility to Interstate 88 was of great importance and HSA’s analysis of the market, transporation and logistics were true assets in meeting Midwest’s demands.
