Chicago-based HSA Commercial Real Estate today announced that DSW Inc. (NYSE: DSW), a leading branded footwear and accessories retailer, will open its fourth Milwaukee-area retail store at Calhoun Crossing in Brookfield, Wis. DSW recently executed a 17,350-square-foot lease to co-anchor the shopping center project with Fresh Thyme Farmer’s Market. Based on current construction schedules, DSW will begin its interior build-out in late summer 2016 with a planned opening in spring 2017.
“With the company’s extensive product selection and compelling promotional pricing, DSW has quickly become the best-in-class national footwear retailer,” said Tim Blum, executive vice president of Retail Development with HSA Commercial. “DSW has consistently attracted customers and has been an integral part of the success of our Mayfair Collection shopping center in nearby Wauwatosa, and we fully expect that they will help make Calhoun Crossing a popular shopping destination as well.”
The existing shopping center at the northwest corner of Bluemound Road and Calhoun Road, which was previously called Plaza 173, will be completely gut renovated, and ownership plans to add all new entry porticos to enhance the street presence and visibility of tenant storefronts and signage. The redevelopment will be anchored by Fresh Thyme Farmers Market, a new neighborhood grocer featuring a wide variety of fresh produce; natural, hormone-free meats; seafood flown in daily; baked goods from local artisans; and other nutritious prepared meals and packaged goods. The ambitious development plans also include a new 11,000-square-foot outlot building that will be occupied by Men’s Wearhouse, Kesslers Diamond Center, and a third small shop tenant.
Chris Thomas of TOA Architecture and Urban Design is the project’s architect, and Premier Design + Build is the development’s general contractor. Calhoun Crossing is owned by a joint real estate fund formed by Innovative Capital Advisors and HSA Commercial Real Estate.
