HSA Commercial and Morgan / Harbour Construction are pleased to announce that the firms broke ground last week for a new 180,480 square foot speculative warehouse in Phase II of Park 355, in Woodridge, Illinois. The building is a joint-development between HSA Commercial and Denver-based Industrial Income Trust, a non-traded real estate investment trust that acquires and operates high-quality distribution warehouses and other industrial properties.
Located at 2143 Internationale Parkway, the new building will sit on 9.49 acres and include 30-foot clear heights, an ESFR sprinkler system, 28 exterior truck docks with levelers, and four drive-in doors. The property sits near the junction of I-55 and I-355 and will feature frontage on I-355 as well as the flexibility to accommodate the requirements of both smaller and larger industrial tenants. With parking planned for 196 vehicles the facility will be constructed to expand by an additional 23 exterior docks and five drive-in doors.
Morgan / Harbour is the general contractor for the project, and Cornerstone Architects is providing the architectural services. HSA Commercial’s Tim Thompson is responsible for project leasing. Construction is scheduled for completion in fall 2013.
About Park 355
Located on Internationale Parkway near the junction of Interstate 355 and Interstate 55 in Woodridge, Ill., Park 355 is a 37-acre industrial complex which HSA Commercial began developing in 2006. The project’s first phase consisted of a 254,453-square-foot distribution center leased to national logistics and manufacturing tenants including Ace Hardware, Tricor Braun, and DIK Drugs. In June 2011, IIT purchased the fully-occupied Phase I facility as part of a portfolio sale of industrial assets from HSA Commercial Real Estate and Bridge Development Partners.
