HSA Commercial Real Estate recently executed industrial leases with medical device and supply company Typenex® Medical LLC in Southeast Wisconsin and independent family-owned transportation company Omada Worldwide Expedite, Inc. in Indianapolis. Together, the leases comprise 83,807 square feet.
Typenex® Medical LLC signed a build-to-suit lease for 41,310 square feet at Park 94 Building III, located at 1570 International Drive in Mount Pleasant, Wis., near Interstate 94 and the Wisconsin-Illinois border. The firm is slated to occupy the space in March 2022.
Omada had already occupied 12,000 square feet of space in HSA Commercial’s Gateway Business Park, located at 853 Columbia Road in Plainfield, Ind., near the Indianapolis International Airport. Under the new lease, Omada will expand into an adjacent space, more than tripling its size to 42,497 square feet.
“Going into 2022, we see no end in sight to the unprecendented demand for modern warehouse space in critical logistics hubs with easy access to roads, rails and runways,” said Robert Smietana, vice chairman and CEO for HSA Commercial Real Estate. “As an added benefit, these businesses will create jobs and increase tax revenue in their respective communities, underscoring the broader economic impact of continued industrial expansion.”
HSA Commercial Real Estate is one of the most active industrial developers in southeast Wisconsin, with over 2 million square feet of warehouse space under construction or proposed throughout the region, including projects in Mt. Pleasant, Oak Creek, Waukesha, Cudahy and Franklin. Last month, the company signed a lease with HARIBO of America, Inc. for a 157,656-square-foot building at HSA Commercial’s Bristol Highlands Commerce Center, a 68-acre industrial park in Bristol, Wis. That transaction, together with a 472,176-square-foot lease with packaging and manufacturing firm Visual Pak Companies that was executed earlier in the year, filled the entire first phase of the Bristol Highlands project.
In the Indianapolis market, HSA has completed six buildings totaling approximately 900,000 square feet at the Gateway Business Park. All are fully leased and a seventh, a 278,000-square-foot warehouse known as Gateway VI, is currently being constructed on a speculative basis, with completion expected later this month.
