HSA Commercial recently announced the firm will start construction on three new industrial warehouses totaling over one million square feet in southeast Wisconsin. All of the developments are being built on a speculative basis, or without tenants lined up in advance.
“We’re proud to be one of the most active industrial developers in southeast Wisconsin as we help meet consumer and business demand for timely last-mile delivery,” said Robert Smietana, vice chairman and CEO of HSA Commercial Real Estate. “All indicators show the Milwaukee regional submarket is still underserved despite record construction activity, so we anticipate leasing velocity for these new facilities to be strong, with many buildings filling up before even breaking ground.”
HSA Commercial’s new developments include:
- Highland Commerce Center of Somers – Burlington Road and Interstate 94, Somers, Wis.:
Located directly off the Interstate 94 interchange, Highland Commerce Center of Somers will be a 910,000-square-foot distribution center with a clear height of 40 feet. Construction is expected to start in the third quarter and be complete in second-quarter 2023.
- OakView II Industrial – 10551 S. Oakview Parkway, Oak Creek, Wis.:
OakView II Industrial is a 154,810-square-foot warehouse with a 32-foot clear height located in the OakView Business Park in Oak Creek, Wis., a southwest suburb of Milwaukee. Work on what will be the second warehouse in the park will start in June and is scheduled for completion in October.
- 150 West Oakview Industrial – 150 W. Oakview Parkway, Oak Creek, Wis.
Marking the third warehouse in the OakView Business Park, a new 131,244-square-foot building with a 32-foot clear height at 150 W. Oakview Parkway will start construction in May and is scheduled for completion in September. HSA completed a third 132,000-square-foot building in the business park in 2019.
“Before southeast Wisconsin became the industrial engine it is today, HSA Commercial was one of the first to eye the area for development,” said Tim Thompson, executive vice president for HSA Commercial. “Our expertise is something local officials appreciate as we partner with them to create modern facilities that support the region’s economic growth.”
In addition to these new warehouses, HSA Commercial has industrial projects planned or under construction across southeast Wisconsin in Bristol, Mount Pleasant, Waukesha, Cudahy and Franklin.
For all three developments, Pinnacle Engineering Group will serve as civil engineer, and Chicago-based Partners in Design will serve as architect. PREMIER Design + Build Group will function as general contractor for Highland Commerce Center of Somers, while Riley Construction will fulfill the role for both buildings in Oak Creek.
