HSA Commercial Real Estate today announced the firm has executed a 4,557-square-foot lease with Medical Diagnostic Imaging (“MDI”) for the final remaining ground floor space at 3077 N. Mayfair Road in Wauwatosa, Wis. MDI, which specializes in providing hospital-quality radiology services at affordable prices in convenient outpatient environments, will relocate its existing imaging center operations from 8522 West Capitol Drive in Milwaukee to the recently-redeveloped mixed-use building at the southwest corner of Mayfair Road and Burleigh Street. Based on current construction schedules, the new MDI imaging center is scheduled to open later this year.
MDI is a physician-owned imaging center company that offers state-of-the-art imaging with brand new equipment including: a 3 Tesla MRI scanner, CT, Ultrasound, and X-rays. MDI’s on-site, fellowship-trained radiologists generate accurate and timely interpretations. This high-quality service commitment is provided at a fraction of hospital-based imaging costs and with much greater comfort and convenience.

The Orthopedic Institute of Wisconsin and Athletico both opened clinics in the neighboring storefronts at 3077 N. Mayfair Road earlier this year, and local vegan café and juice bar Urban Beets will open a restaurant in the building later this month.
“Although these ground floor spaces were originally designed for retail uses, we are finding that medical groups such as the Orthopedic Institute and MDI really value the exposure and convenience of access and parking that these properties offer as well as the restaurant and retail amenities nearby,” said Brenton Schrader, vice president of retail leasing and marketing with HSA Commercial Real Estate. “As we continue to build out the rest of The Mayfair Collection, we are mindful of this merger of retail and healthcare and are increasingly working with more medical groups to explore opportunities for clinical and administrative office locations within the various phases of our project.”
Purchased by HSA Commercial Real Estate in partnership with Innovative Capital Advisors in 2015, the office building at 3077 N. Mayfair Road is located just east of The Mayfair Collection, a 69-acre mixed-use retail, residential, restaurant and hotel project developed by HSA Commercial and anchored by Whole Foods Market, Nordstrom Rack, Saks Off 5TH, DSW, Ulta and more. HSA Commercial’s redevelopment of the 3077 Mayfair Road building included demolishing the interior improvements on the building’s ground level and creating attractive new vision glass storefronts that extend to the perimeter of the building with visibility from Burleigh Street and Mayfair Road. The area below the second-floor window line was cladded in a backlit slatted wood frame to create an elegant signage band to properly define the entryways for the health-and-wellness tenants on the ground level. A new covered office entry was also added to the southern side of the building to provide access to students and teachers of the Milwaukee Career College, which occupies most of the building’s second and third levels
